The ownership had bought this Koreatown building and put real money into it. They renovated the common areas and updated units as they turned over, and the work paid off. The location was strong, and the renovated units were leasing well.

The building also had an active, organized tenant community, and many residents were vocal about their concerns over the sale. We brought the property to market just as interest rates started climbing, which made buyers more cautious across the board. Buyers liked the location, but many hesitated once they saw the full picture: a mix of renovated and long-term units, some older items that still needed attention, and a building where tenants were paying close attention to what came next.

It took time, but we found the right buyer: one who understood the building, saw the upside, and went in with eyes open.

Our first visit for inspections didn’t go as planned. A group of residents was at the entrance, and we chose not to force it. We rescheduled, and when we came back the following week, we took the time to talk with the residents who were there. We told them we respected their position and explained that the buyer simply needed to complete inspections.

The conversation stayed calm and respectful, and we finished our inspections that day.

The bigger challenge came next. There were open repair items in the building that needed a clear resolution before anyone could close with confidence. We worked with the attorneys on both sides to build a structured plan, agreed to in writing, for completing those repairs before the close of escrow. That gave the residents a clear commitment, gave the seller a clean exit, and gave the buyer a building without loose ends.

Plenty of people would have walked away from this one. We stayed with it through every setback and every conversation until it closed.
